For a developer or portfolio manager, the energy question rarely starts with a kWh — it starts with whether the grid connection is even available. A missing or delayed connection is a first-order project risk: no connection means no project, and by the time an application is filed it is often too late to change the outcome. On top of that, functions inside the same development peak at different moments — offices and homes rarely draw their maximum at the same hour — which is exactly the kind of headroom that gets lost if capacity is considered per building instead of across the site. Energy performance requirements such as the EPBD and stricter labels add a second, slower-moving pressure on top: not urgent building by building, but decisive for what a portfolio is worth.
